Why low-slope roofs are different

On a pitched roof, gravity is on your side. On a low-slope roof, drainage is a designed system — and when a drain clogs or a deck deflects, water stands. Standing water accelerates membrane degradation and adds significant structural load.

Commercial roofs rarely fail in the middle of a large membrane field. They fail at terminations, penetrations, curbs, seams and drains. An inspection that only walks the field is not an inspection.
