Cypress grew fast, and it grew in a hail corridor. Much of the housing stock went up within a comparatively narrow window — which means a great many roofs in the area are reaching the same stage of life at roughly the same time.

What makes Cypress different

The defining characteristic of roofing in Cypress is age cohorts. Large master-planned communities — Bridgeland, Fairfield, Coles Crossing, Towne Lake, Blackhorse Ranch — were built out in concentrated bursts. When you drive a Cypress street and see six roofs replaced in one season, that is not a coincidence and it is not necessarily a storm: it is a whole subdivision hitting twenty years together.

It does mean something practical for homeowners, though. If your neighbors' roofs are failing, yours is the same age, was probably installed by the same builder's subcontractor, to the same spec, with the same ventilation design. Their problems are a reasonable preview of yours.

Cypress also sits far enough northwest of central Houston to catch a meaningful share of the hail that comes through Harris County in spring. We have documented hail bruising on Cypress roofs from events that produced almost nothing twenty miles southeast.

Builder-grade roofs at twenty years

Much of Cypress was roofed originally to a builder's budget: three-tab or entry-level architectural shingles, minimum-code ventilation, and starter courses cut from field shingles. None of that is unusual and none of it is scandalous — but it does mean the original roof was never going to be a thirty-year roof, whatever the shingle wrapper said. When we replace a Cypress roof, correcting the ventilation is usually the single most valuable change we make.
